Senior Specialist, Real Estate

As our Senior Specialist Real Estate, you serve as the primary real estate partner and strategic lead for all Platform assets, overseeing a multi-format portfolio including Headquarters, Co-Working spaces, Rider Hubs, and City Offices. This role acts as a critical liaison between local teams and leadership, driving strategy, portfolio optimization, Capex governance and project execution across brands (including foodora, Yemeksepeti and foodpanda).

Key Responsibilities

1. Strategic Portfolio Management & Business Partnering

• Act as the key real estate business partner across regional brands to drive global guideline adoption and cost-saving initiatives.
• Challenge and validate local team space and budget needs (Rent + Capex) against global benchmark standards.
• Develop long-term footprint strategies, including location selection frameworks (HQ vs. Flex/Co-Working) and spatial strategy (Fixed vs. Flex desks).
• Cultivate and manage strategic relationships with landlords, developers, and real estate brokers.

2. Project Management, Design & Space Planning

• End-to-end project management for critical, large-scale office construction, relocations, reinstatement and build-outs.
• Establish space planning standards and develop a comprehensive global real estate playbook.
• Drive operational workplace strategies that prioritize employee well-being and space efficiency.

3. Financial & Capex Governance

• Lead annual Capex budgeting exercises and track real estate capital expenditure across all assets.
• Identify portfolio optimization opportunities, execute cost-saving action plans, and oversee lease negotiations.

4. Data Governance & Lease Administration

• Oversee lease administration data quality and maintain accurate portfolio data within the leasing platform (Tango).
• Ensure transparent visibility to the Global Real Estate Team through standardized reporting, dynamic dashboards, and data governance.
• Evaluate and support the integration of emerging real estate and prop-tech tools.

5. Health, Safety & Compliance

• Ensure strict compliance with local regulatory requirements and global brand standards.
• Oversee execution, auditing, and continuous improvement of health and safety (H&S) policies across all facilities.

• Bachelor’s Degree 
• Minimum 5–8 years of progressive experience in corporate real estate, portfolio management, or commercial real estate advisory within a global or high-growth tech environment
• Proven track record managing multi-format portfolios (e.g. corporate offices, retail stores and warehouses)
• Demonstrated experience leading end-to-end, large-scale office construction projects, lease negotiations, and workplace design implementations
• Excellent understanding of property laws, permits, safety standards, and regulatory requirements
• Experience operating in a matrixed organization, acting as a business partner across multiple regional brands and executive stakeholders.
• Hands-on experience with Lease Management Systems (preferably Tango)
• Advanced proficiency in financial modeling (Excel) for Lease and Capex tracking
