Senior Corporate Real Estate Manager

Join us now as Senior Corporate Real Estate Manager in Hong Kong within the Real Estate Management team. In this role, you will be responsible for leading the strategic planning, delivery, and management of corporate real estate activities across the Asia Pacific region. The role ensures that the real estate portfolio supports business objectives through effective workplace strategy, occupancy planning, project delivery, facilities oversight, financial management, and stakeholder engagement.

 

The incumbent will manage regional office projects, optimize portfolio performance, drive workplace transformation initiatives, and ensure compliance with corporate governance, sustainability, and health & safety standards.

 

 

What you do

 

Real Estate Portfolio Management

 

• Manage and optimize the APAC corporate real estate portfolio to support business growth and operational requirements.
• Develop occupancy and space utilization strategies to improve workplace efficiency and reduce real estate costs.
• Support lease renewals, relocations, expansions, consolidations, and exit strategies.
• Conduct portfolio performance reviews and recommend optimization opportunities.

 

Workplace Strategy & Occupancy Planning

 

• Lead workplace transformation and hybrid working initiatives.
• Develop space planning solutions that align with evolving business needs.
• Establish occupancy metrics, workplace utilization analyses, and portfolio dashboards.
• Collaborate with HR, Technology, and Business Units to enhance employee workplace experience.

 

Capital Projects & Project Management

 

• Lead end-to-end delivery of office fit-outs, renovations, moves, and workplace projects.
• Manage project governance, budgets, schedules, procurement, and risk management.
• Oversee external project managers, consultants, contractors, and vendors.
• Ensure projects are delivered on time, within budget, and in compliance with company standards.

 

Facilities & Operations Oversight

 

• Provide strategic oversight of facilities management services across the region.
• Ensure workplace operations meet quality, safety, business continuity, and service level requirements.
• Monitor vendor performance and implement continuous improvement initiatives.
• Support crisis management and business continuity planning activities.

 

Financial Management

 

• Develop and manage annual real estate operating and capital expenditure budgets.
• Track financial performance and identify cost-saving opportunities.
• Prepare business cases and financial analyses for workplace investments and real estate transactions.
• Ensure accurate forecasting and reporting of real estate costs.

 

Governance, Compliance & Risk Management

 

• Ensure compliance with corporate policies, regulatory requirements, and lease obligations.
• Manage health, safety, environmental, and sustainability initiatives within the real estate portfolio.
• Support audit activities and implement corrective action plans as required.
• Maintain strong governance throughout project and operational activities.

 

Vendor & Stakeholder Management

 

• Manage relationships with landlords, brokers, consultants, project managers, and service providers.
• Act as a trusted advisor to senior business stakeholders.
• Lead negotiations and influence decision-making across multiple functions.
• Coordinate with regional and global real estate teams to ensure consistency of standards and processes.

 

Sustainability & ESG

 

• Support implementation of sustainability and decarbonization initiatives within the portfolio.
• Drive energy efficiency, waste reduction, and workplace wellness programs.
• Monitor ESG-related real estate metrics and reporting requirements.

 

 

What you bring

 

• Bachelor's Degree in Real Estate, Construction Management, Architecture, Engineering, Facilities Management, Business Administration, or related discipline.
• Professional certifications such as MRICS, PMP, LEED, WELL, or equivalent are advantageous.
• 10+ years of experience in Corporate Real Estate, Facilities Management, Workplace Strategy, or Project Management.
• Proven experience managing regional real estate portfolios and workplace projects.
• Strong background in office fit-out and workplace transformation programs.
• Experience in multinational corporations, financial services, insurance, or professional services environments preferred.
• Demonstrated experience managing budgets, vendors, and complex stakeholder environments
• AI skills: Microsoft CoPilot, AI and Machine Learning
